Housing Rebound 2012

Don't believe everything you read. I'm finding that some of the homes I'm selling that are not foreclosures or short sales yet, they're still directly affected by distressed properties. There are still significant price drops in the lower priced homes. This is a price range with the greatest demand, which should recover first.

I do think that with the Cap coming off the refinance guidelines will help the housing market recover and we should see an impact by March. I predict that in March you'll see multiple bids on properties. The real indicator will be if there are still multiple bids after spring break.

When the rental income increases more than 3% annually, investors help the market by acquiring all they can. Those of you who are in the market to buy may want to prepare to buy in February. My prediction for lowest prices prior to multi-bids.
